The problem I see is the regions you've listed tend to be highly seasonal for tourists. I'm guessing you're thinking about a beach area? Or at least near a beach.

Not many people are going to want to spend winter or worse late autumn there.

I seeing an ad for a time share type apartment in Venice. There it made sense. The people owning the place had rights to visit off season. The rest of the year the place was rented out to tourists. After your buy in you actually got paid out something every year.

But a rural property like you'd be looking at?
 
Only thing I can add is "minimum" restoration is that your feeling or the ad claim?

Most of those places in that price range will need at least the following

A modern heating system. Some will only have a fireplace. Some might have an ancient boiler that costs more to run than the house is worth.

New windows.

Likely need a kitchen fitted.
 
Wasn't talking modern cons. Don't be surprised to find the kitchen is nothing but a white wall with a hole for the drain and two water connections.

Are you at least looking at places in town? Anything out of town you need to make sure it has light, city sewers and gas.

Not having an Enel connection is the worst but the rest will end up costing you money over time.
